French Drain Solutions: Effective Runoff Management in Shellharbour

Addressing Water Ingress Challenges in Shellharbour

In Shellharbour, a homeowner encountered a pressing issue with water ingress that escalated over time. Rainwater from two adjacent properties, both situated at a higher elevation, began to flow into the yard and seep beneath the foundation of the house. This unwanted influx caused damage to the flooring, promoted the development of rising damp, and resulted in mould growth within the property, jeopardising the integrity of recent renovations.

How Do You Determine the Cause of Water Ingress?

The underlying issue arose from both surface runoff and subsurface water flowing downhill from the rear and side yards of neighbouring properties. Without an efficient drainage system to intercept this water, it was forced to flow beneath the house.

Developing an Effective Drainage Solution

CS Plumbing designed and installed a gravity-fed French drain system tailored to capture and redirect water before it reached the home’s foundation.

The project incorporated several critical components:

  • A French drain system expertly crafted to collect both surface and subsurface water from neighbouring properties, directing it through gravity to a concrete pit.
  • A 100mm PVC pipe extending from the pit to the curb, featuring strategically drilled holes in the curb to facilitate effective water discharge.
  • Three new, larger-diameter Colorbond metal downpipes replacing the original smaller pipes, connected to new 100mm PVC piping that leads to the curb.
  • A retaining wall system constructed along the property boundary, utilising concrete sleepers and galvanised steel posts, with auger holes drilled using an excavator to create a robust barrier to hold back the adjacent yard.
  • Efficient on-site soil removal, aided by a dumper for effective site management.

What Measures Can You Implement for Efficient Water Management?

The newly established drainage system successfully captures both surface and subsurface water at the property boundary, directing it away from the home. This solution offers the homeowner a durable, low-maintenance alternative that protects their foundation, flooring, and the investments made in renovations.
